RANCHASSIST™ RANCH MAP BUILDER
TERMS OF SERVICE
Effective date: August 31, 2026
These Terms of Service (“Terms”) govern use of the standalone RanchAssist™ Ranch Map Builder (“Ranch Map Builder,” “the Tool,” “we,” “us,” or “our”).
By accessing or using the Tool, you agree to these Terms. If you do not agree, do not use the Tool.
These Terms are a product-ready template based on the Ranch Map Builder architecture supplied for this build. Before publication, the site operator should have the Terms reviewed for the operator’s legal entity, jurisdiction, business model, and actual deployment practices.
1. PURPOSE OF THE TOOL
Ranch Map Builder is an operational planning utility that allows users to create a ranch map with features such as:
• Ranch boundaries.
• Pastures and traps.
• Hay and crop fields.
• No-graze and wooded areas.
• Fences and electric fences.
• Ranch roads and cattle lanes.
• Water lines, creeks, and drainage.
• Gates and access points.
• Ponds, troughs, wells, meters, and pumps.
• Barns, houses, shops, corrals, chutes, and loading areas.
• Feeders, cattle guards, culverts, hunting blinds, hazards, incident markers, and custom features.
The Tool may calculate geometry-based planning measurements, organize a layer inventory, and provide user-controlled save, export, print, and sharing functions.
2. NO ACCOUNT REQUIRED UNDER THE STANDARD STANDALONE MODEL
The standard Ranch Map Builder architecture does not require a RanchAssist account to use the standalone Tool.
A future or separately deployed version may offer additional services. Any materially different account or service terms should be disclosed separately.
3. OPERATIONAL PLANNING ONLY — NOT A LEGAL SURVEY
Ranch Map Builder is not a surveying service.
Mapped boundaries, acreage, perimeter, distances, feature positions, point-to-point measurements, and other spatial outputs are for operational planning only.
They are not:
• A legal survey.
• A boundary determination.
• A title opinion.
• A determination of ownership.
• An easement determination.
• An engineering certification.
• A regulatory certification.
• A safety certification.
• A substitute for authoritative property records or qualified professional services.
Satellite imagery, device GPS/geolocation, geocoding, map projection, terrain, user drawing precision, source data, and software calculations can introduce error.
You are responsible for determining when a licensed surveyor, engineer, attorney, agronomist, veterinarian, safety professional, regulator, or other qualified professional is required.
4. USER RESPONSIBILITY
You are responsible for:
• The information and geometry you enter or draw.
• Verifying information before relying on it for a material decision.
• Determining whether a mapped feature is current and accurate.
• Protecting ranch information you consider confidential or sensitive.
• Maintaining copies of project files and exports you need to retain.
• Using authoritative documents for legal boundaries, easements, title, and property rights.
• Following applicable law and safe operating practices.
• Ensuring that shared maps are provided only to appropriate recipients.
5. PROJECT SAVING AND DATA LOSS
Ranch Map Builder uses a session-first project model.
The Tool may use browser sessionStorage to protect active work from an accidental refresh or same-tab interruption.
sessionStorage is not permanent saving and may not survive every browser/device event.
If you want to continue work later, use Save Project to create a user-controlled RanchAssist .ra project file.
You are responsible for:
• Saving the project before leaving when continued access matters.
• Keeping the saved .ra file in an appropriate location.
• Maintaining backups when needed.
• Confirming an export or saved file is complete before relying on it.
We do not guarantee recovery of unsaved session data.
6. RANCHASSIST .RA PROJECT FILES
A .ra file is a RanchAssist project data file intended to restore the editable project state.
A .ra file may contain sensitive operational information such as ranch geometry, infrastructure locations, water points, gates, structures, hazards, notes, and project metadata.
You are responsible for controlling access to .ra files you save or share.
Do not modify .ra files manually unless you understand the format and accept the risk that the file may become incompatible or unreadable.
7. IMPORTED FILES
The Tool may allow import of .ra project files and GeoJSON.
The Tool is designed to validate imported RanchAssist project files before restoration, but no validation process can guarantee that every malformed, malicious, incompatible, or corrupted file will be harmless in every environment.
Use files from sources you trust.
The Tool may reject:
• Invalid files.
• Corrupt files.
• Incomplete files.
• Files from another RanchAssist tool.
• Files created with an unsupported newer format.
• Unsupported geometry or GeoJSON structures.
8. EXPORTS AND SHARING
Depending on the deployment, the Tool may provide:
• .ra project files.
• GeoJSON.
• CSV.
• PNG map images.
• Print/PDF reports.
• Copy Summary.
• Email sharing.
Once you export or share information outside the Tool, the receiving device, application, provider, or person may store or process that copy.
You are responsible for reviewing the content before sharing it.
9. THIRD-PARTY MAP AND HOSTING SERVICES
Ranch Map Builder may rely on third-party services including Mapbox and Google Apps Script.
Third-party services may be unavailable, delayed, inaccurate, changed, rate-limited, or discontinued.
Their content, imagery, search results, geolocation behavior, APIs, terms, and privacy practices are controlled by the relevant provider.
We do not guarantee uninterrupted access to a third-party service.
10. MAP IMAGERY AND THIRD-PARTY DATA
Satellite imagery and map data may be outdated, incomplete, offset, obscured, or inaccurate.
A visible fence, road, water body, tree line, building, or other feature in imagery may not reflect current conditions or legal reality.
Do not infer legal rights, ownership, access rights, easements, safety, condition, capacity, or current status solely from map imagery.
11. DEVICE GEOLOCATION
If you use device geolocation, accuracy depends on your device, browser, operating system, network conditions, and location services.
Geolocation is not survey-grade positioning.
You are responsible for verifying mapped locations when precision matters.
12. ACCEPTABLE USE
You may not use the Tool to:
• Violate applicable law.
• Access, interfere with, or map property in a manner that violates another person’s legal rights.
• Attempt unauthorized access to RanchAssist systems or third-party services.
• Circumvent usage limits, access controls, or security protections.
• Introduce malware or executable content through project/import workflows.
• Extract or expose private deployment credentials.
• Use automated requests in a manner that materially disrupts the service.
• Misrepresent RanchAssist outputs as certified surveys, engineering documents, regulatory approvals, or professional determinations.
13. CREDENTIALS AND SECURITY
RanchAssist users should not be asked to provide developer-level API credentials for normal use.
Do not attempt to obtain, reveal, misuse, or distribute application credentials, private API keys, service tokens, or other protected configuration.
Project files and exports are not intended to contain private deployment credentials.
14. INTELLECTUAL PROPERTY
RanchAssist™, the Tool’s interface, product design, documentation, software, and related original materials are protected by applicable intellectual-property laws.
These Terms do not transfer ownership of RanchAssist intellectual property to you.
You retain whatever rights you otherwise have in information and project content you create or supply, subject to third-party rights and applicable law.
Third-party maps, imagery, software libraries, and services remain subject to their respective licenses and terms.
15. FEEDBACK
If you voluntarily provide product feedback, suggestions, or ideas, you grant the operator permission to use that feedback to improve RanchAssist without an obligation to compensate you, unless the parties agree otherwise in writing.
Do not submit confidential third-party information as feedback.
16. AVAILABILITY AND CHANGES
We may modify, improve, suspend, replace, or discontinue features of the Tool.
A saved project created under an older version may require migration before it can be opened in a newer version.
RanchAssist may reject a project created with an unsupported newer format rather than risk corrupting it.
17. NO PROFESSIONAL ADVICE
Ranch Map Builder does not provide:
• Legal advice.
• Surveying services.
• Engineering advice or certification.
• Veterinary advice.
• Agronomic guarantees.
• Financial advice.
• Regulatory or compliance certification.
Outputs should be treated as planning information unless an appropriately qualified professional independently verifies them for the intended use.
18. NO WARRANTIES
TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE TOOL IS PROVIDED “AS IS” AND “AS AVAILABLE.”
WE DISCLAIM WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, NON-INFRINGEMENT, AND UNINTERRUPTED AVAILABILITY.
WE DO NOT WARRANT THAT:
• MAP DATA OR IMAGERY IS CURRENT OR ACCURATE.
• MEASUREMENTS ARE ERROR-FREE.
• PROJECT DATA WILL ALWAYS BE RECOVERABLE.
• IMPORTED FILES WILL ALWAYS BE COMPATIBLE.
• THIRD-PARTY SERVICES WILL REMAIN AVAILABLE.
• EXPORTS WILL BE SUITABLE FOR A PARTICULAR PROFESSIONAL, LEGAL, OR REGULATORY PURPOSE.
Some jurisdictions do not allow certain warranty exclusions, so some exclusions may not apply to you.
19. LIMITATION OF LIABILITY
TO THE MAXIMUM EXTENT PERMITTED BY LAW, RANCHASSIST AND THE OPERATOR OF THE TOOL WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOSS OF PROFITS, REVENUE, DATA, PROJECT FILES, BUSINESS OPPORTUNITY, LIVESTOCK, CROPS, PROPERTY, OR USE, ARISING FROM OR RELATED TO THE TOOL.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, ANY AGGREGATE LIABILITY SHOULD BE LIMITED TO THE AMOUNT, IF ANY, PAID BY YOU SPECIFICALLY FOR ACCESS TO THE TOOL DURING THE PERIOD GIVING RISE TO THE CLAIM.
This limitation does not apply where prohibited by law.
20. INDEMNIFICATION
To the extent permitted by law, you agree to defend, indemnify, and hold harmless the Tool operator and its affiliates, officers, employees, contractors, and agents from claims arising out of:
• Your unlawful use of the Tool.
• Your project content.
• Your violation of these Terms.
• Your violation of another person’s rights.
• Your representation of RanchAssist output as a certified professional determination when it is not.
This provision should be reviewed for the operator’s jurisdiction before publication.
21. PRIVACY
Use of the Tool is also subject to the Ranch Map Builder Privacy Policy.
The standard product uses a session-first, user-controlled project model. See the Privacy Policy for details on browser session storage, .ra files, exports, Mapbox, Google Apps Script, email sharing, and device geolocation.
22. GOVERNING LAW AND DISPUTES
The source materials supplied for this build do not identify the final legal entity, governing jurisdiction, venue, arbitration requirements, or dispute-resolution process.
Before publication, the operator should complete this section with counsel.
Governing law: [ADD GOVERNING LAW]
Venue / dispute process: [ADD DISPUTE TERMS]
23. TERMINATION
We may restrict or terminate access to the Tool where reasonably necessary to protect the service, enforce these Terms, comply with law, address abuse, or respond to security risks.
Termination of access does not delete .ra or exported files already stored on your own device.
24. CHANGES TO THESE TERMS
We may update these Terms when the Tool, business model, legal requirements, or deployment materially changes.
A published revision should identify its effective date.
25. CONTACT
For legal, terms, privacy, or support questions, use the Contact options published on:
https://ranchassist.com
26. ENTIRE AGREEMENT
These Terms, together with the applicable Privacy Policy and any additional terms expressly presented for a specific paid or connected service, form the agreement governing use of the Tool.
27. SURVIVAL
Provisions that by their nature should survive termination—including intellectual property, disclaimers, limitations, indemnification, and dispute terms—survive to the extent permitted by law.
